How To Prep Your Home For Showings

Hi everyone! Thank you for joining me on the blog today. The goal for this post is to completely prep you for showings. If you are going to be selling your home and have prospective home buyers visiting you will need these tips. Let’s get started.

The list to prep your house to be photographed to list it for sale (Info on that post linked here) is not the same checklist I am providing now. These tips are for after your home has already gone through the process of being decluttered, cleaned, photographed and the listing is live on the market now.

STEP 1 – HIT THE LIGHTS

  • The brighter the better when it comes to home tours. Your house will look it’s best with the light shining!
  • Before heading out, turn on every single light and lamp and open all blinds and curtains.
  • You’ll want to do this even when it’s light outside. The lights being on will still brighten your home and create ambiance.

STEP 2: SET THE THERMOSTAT

  • You want to create a comfortable atmosphere and that starts with setting the thermostat to the perfect temperature.
  • 72 degrees is the go to temp that feels all around comfortable – not too hot, not too cold.
  • However, if you’re appealing to the weather, you might want to be a little more extreme. If it’s freezing cold outside, then crank the heat. If it’s a hot and humid day, crank the AC. That way when buyers walk through the door, they’ll instantly feel the relief from the heat or cold! If it’s a nice Fall day, you might want to open up a few windows and let in a nice breeze. It always feels nice to let some fresh air inside if it’s possible!

STEP 3: SET THE SCENE

  • Buyers who schedule a private tour of your home are considering living their lives there so it’s important they can envision that. Remember, you’re not just selling a home, you’re selling a lifestyle.
  • Prep your home to feel like more of an experience and highlight the features that will help them envision the lifestyle your home creates.
  • Play some soft music in the background, light a candle or two, turn on the fireplace if you have one and show off the fun features.
  • If you have a theater room or TV room, turn on the football game or a fun movie and make popcorn they can snack on. If you have a hot tub, turn on the jets and take the cover off. Or if you have a pool, throw a fun floaty in it and set out an outdoor bar cart with drinks they can help themselves to.
  • If the weather is nice, make sure to stage your patio or deck with comfy furniture so they can actually sit outside, experience the view and the privacy of the yard or whatever you want to highlight about the outdoor space.
